What Actually Happens During a Home Energy Audit

Jessica Parker

If the phrase "energy audit" makes you picture a stack of paperwork and a bill at the end, here's some good news: if you're a City of Tallahassee electric or natural gas customer, a home energy audit doesn't cost you anything. It's a free service, and it's genuinely one of the most useful things you can do before deciding what, if anything, needs to change about your home's heating, cooling, or overall efficiency.

Why Bother With an Energy Audit at All

Most homeowners only start thinking about efficiency once a bill spikes or a room won't stay comfortable no matter what the thermostat says. An audit flips that around. Instead of guessing at what's driving up your costs, you get an actual assessment of where your home is losing energy and money, before you spend a dollar on a fix that may not even be the right one. It's also a smart first step if you're weighing a bigger decision, like whether your HVAC system genuinely needs replacing or just needs some targeted repairs.

Who Shows Up, and What They Actually Do

A City of Tallahassee Utilities energy auditor comes to your home at a time that works for you and walks through it top to bottom. That includes checking your insulation, appliances, heating and cooling systems, air filters, ductwork, doorways, water heater, thermostat settings, windows, electronics, pumps, and even your shower heads. Basically, anything that affects how much energy or water your home uses is fair game.

Before they arrive, your auditor pulls your recent energy and water consumption history. They're not just looking at your house in isolation. They compare what your systems are actually costing you with what a well-performing home in this climate should look like. That context matters. A slightly higher bill might be completely normal for your home's size and age, or it might be a sign that something specific is underperforming.

How Long An Energy Audit Takes

Depending on your home's size, expect the visit to take anywhere from 45 minutes to 3 hours. A smaller home with straightforward systems goes faster; a larger home, or one with more going on mechanically—multiple HVAC zones, an older water heater, extensive ductwork—takes longer to fully assess. Either way, it's a single visit, not a multi-day process.

What You Get at the End

Once the walkthrough is complete, the auditor will sit down with you and review what they found. They will give you notes including anything driving up your bills or creating a safety concern. They’ll also give you specific recommendations, not vague ones, the kind you can actually act on, ranked by what's likely to make the biggest difference. In many cases, those recommendations open the door to other City programs: ceiling insulation grants, low-interest energy-efficiency loans, and solar rebates, among others. For several of those programs, the free audit is a required first step, not just a nice-to-have, so it's worth doing even if you're not sure yet whether you'll act on the findings.

One Important Safety Note

The City has been clear about this important safety issue: they will never show up or call to schedule an audit unless you requested one. If someone contacts you claiming to be from the City energy audit program out of the blue, especially if they're asking for payment on the spot. That's not how the real program works, and you should treat it with real suspicion. When in doubt, hang up or shut the door, then contact the City directly to verify.
